GTA supply fell faster than sales

GTA sales were nearly level with last year, while available supply contracted more quickly. TRREB reported 5,995 sales, down 0.9% year over year; new listings fell 17.8% and active listings fell 12.1%. The average price remained 4.5% below July 2025, so tighter supply has not yet translated into a broad year-over-year price gain.

The city average still hides three different markets

Markham recorded 288 sales at an average price of $1,131,324. There were 704 new listings, 1,168 active listings, 32 average listing days and 48 average property days on market across all home types.

Harry’s interpretation: a 101% sale-to-list ratio for the townhouse segment does not prove that every townhouse should launch below market value. Sellers should compare the closest competing homes, expected buyer depth, showing pace and offer terms before choosing an offer date or offers-anytime plan.
