Six parts of a residential buying plan
Define the goal and budget
Write down the intended use, location, property type, timing, down payment and monthly carrying-cost range. Keep room for legal fees, inspection, appraisal, insurance, land transfer tax, moving and early repairs.
Obtain a financing review
Confirm borrowing range, rate structure, payment, stress-test assumptions, conditions and proof-of-funds requirements with a lender or licensed mortgage professional. A pre-approval is not a final funding commitment.
Compare markets and housing types
Evaluate commute, daily needs, school-boundary verification, property taxes, maintenance responsibility and future resale. Markham communities and detached, townhome and condominium markets do not behave as one average.
Investigate the property and documents
Depending on the property, consider inspection, insurance, title, rental equipment, permits and specialist review. Condominium buyers should have a lawyer review the status certificate and relevant corporation records.
Build the offer
Price is only one term. Closing date, deposit, financing, inspection, status-certificate review, inclusions and other clauses can change risk. Conditions should reflect the property and the current competition.
Complete financing and closing
Deliver documents promptly, arrange insurance and funds, complete the final visit and coordinate keys. Legal, mortgage, tax, engineering and inspection questions belong with the appropriate professionals.

Start with an executable search range
A useful range defines the locations that truly work, acceptable property types, full carrying cost, non-negotiable risks and the maximum position you would take in competition. That reduces unfocused showings and last-minute changes to the decision boundary.
LOCAL MARKET CONTEXT
Markham and GTA neighbourhoods need separate evidence
Unionville, Berczy, Wismer, Cornell, Angus Glen and Downtown Markham have different housing, location and buyer-demand patterns. Richmond Hill, Vaughan, Stouffville, North York, Scarborough and Toronto also require their own comparable sales and active competition. School information and boundaries can change and should be verified with the school board.
FINANCING & COSTS
Financing, land transfer tax and closing funds
Confirm financing assumptions before offering and reserve funds for land transfer tax, legal work, inspection, appraisal, insurance and adjustments. Ontario land transfer tax commonly applies; a property in the City of Toronto may also be subject to municipal land transfer tax. Lawyers, lenders and tax professionals should confirm the actual amount and any eligibility for rebates.
PROPERTY REVIEW
Use showings to identify what needs investigation
A showing is not only about finishes. Note the roof, windows, heating, cooling, electrical, plumbing, drainage, basement moisture, lot, nearby roads, rental equipment and whether planned work may require permits. A Realtor can organize questions but does not replace a qualified inspector, engineer or lawyer.
OFFER DECISION
Offer strategy combines price, protection and timing
Recent sales help define a market range, while active listings and offer activity help explain immediate competition. The buyer must still choose an affordable price, appropriate conditions and acceptable uncertainty. A condition-free offer removes protections and should not be treated as automatic.
Closing preparation checklist
- Confirm mortgage and down-payment funding dates
- Complete legal, title and funds work with the lawyer
- Arrange home insurance and any required condominium coverage
- Complete the final visit and record agreed inclusions and condition
- Coordinate utilities, keys, moving and the first repair priorities
New construction and condominiums require extra document review
Builder agreements, deposits, development charges, occupancy timing, adjustments and warranty processes can differ from resale purchases. Do not rely only on sales-centre material; arrange legal review within any applicable period and confirm future funding requirements with the lender.
