Compare sales from the same period and competing area, then examine property differences and active competition. An explained range is more useful for planning a sale than an unsupported single number.

Why can two agents give my Markham home different valuations?

Valuations may use different comparable sales, dates or property information. Ask each agent to identify the closest comparables and explain differences in location, property type, lot, size, condition and parking. An online estimate can be a starting point, but check its data date and property details. Compare the evidence behind the range, rather than simply choosing the highest number.

Which sold homes are useful comparables for my Markham property?

Start with recent sales in the same competing neighbourhood and similar property and ownership types. Then compare lot, above-grade size, age, condition, parking and applicable maintenance fees. A Unionville detached home, a Cornell townhouse and a Downtown Markham condo should not be averaged together. If close comparables are scarce, explain why the search was widened and what remains uncertain.

Is my MPAC property-tax assessment what my home could sell for now?

No. An MPAC assessment used for property tax reflects a specified valuation date and assessment method. A current selling-price review needs recent comparable sales, today’s competition and the home’s present condition. Their purposes and dates differ. Also distinguish a property-tax assessment notice from MPAC’s separate current-market-value products.

How do asking price, estimated value and sold price differ?

The asking price is the seller’s offer to the market, a valuation range is an evidence-based opinion, and the sold price comes from the agreement reached by buyer and seller. Active listings show competition; sold listings show transaction evidence. Keep those sets separate. Selling over asking does not, by itself, establish that a home sold above market value.

What should I prepare for a Markham home valuation?
