Showings but No Offers? Review Your Home’s Marketing
Showings without an offer do not identify one cause. Review the enquiry and showing pattern, buyer feedback, presentation and comparable alternatives together. Use that evidence to decide whether to adjust access, marketing, preparation or price.

Is the problem exposure, access or price?
Few enquiries may suggest that the listing is not reaching suitable buyers, the price sits outside their search range, or the presentation is unclear. Enquiries without booked visits may point to access or a mismatch between the listing and buyer expectations. Showings without offers deserve a closer review of feedback and the alternatives those buyers can choose. These are diagnostic clues, not conclusions about your home.
What should I ask my agent to review?
Ask for enquiries and showings over a defined period, recurring feedback, listing photos and description, showing availability, recent comparable sales, and newly listed competition. Compare property type, location and condition; do not treat a whole-city average as a substitute. Ask which evidence supports the next change and when you will review its effect.
Should I reduce the price immediately?
Review whether the obstacle is something you can address first, such as unclear photos or restricted showing times. If recent comparable sales and current competition show that buyers have stronger alternatives at your asking price, discuss a price adjustment with your agent. Agree on a review date. More advertising alone does not guarantee an offer, and an individual sale result does not predict yours.
