Offer Day or Offers Anytime? A Markham Seller’s Guide
Choose an offer strategy after comparing similar local sales, current competition and buyer interest. A set offer date can concentrate interest, but it cannot create demand or guarantee multiple offers. Offers anytime lets you assess offers as they arrive. The right choice depends on your home and your timing.
Discuss your home’s selling plan
When does a set offer date make sense?
Consider it when comparable homes are attracting competing interest, your price position is supported by relevant sales, and you can accommodate showings before the date. Agree with your agent on how interest will be measured and what you will do if the expected offers do not arrive.
When should I consider offers anytime?
Consider it when buyers have several alternatives, interest is uncertain, or flexibility matters to your move. You can compare each offer with recent sales and your priorities. Avoid treating either approach as a promise of a higher price.
What matters beyond the highest offered price?
Compare conditions, deposit arrangements, included items and closing timing as well as price. A conditional agreement is not the same as a firm sale. Ask your agent to explain the terms and your lawyer to review legal questions before making a binding decision. In competing offers, Ontario buyers are entitled to know the number of competing offers; sellers decide whether any offer content is shared. Give your agent clear written instructions if your offer process changes.
