Markham’s August average selling price was $1,208,692; its MLS HPI composite benchmark was $1,055,300, down 6.42% year over year. York Region’s benchmark was $1,089,400, down 6.18%, and Stouffville’s was $1,164,000, down 5.23%. These measures describe different things. A higher average does not establish that every property increased in value.

Sellers: leave room in the timetable
Review recent sales with similar location, type, size and condition, then inspect active competition. Compare listing days and property days to identify relistings that appear newly listed.
Buyers: compare total cost and conditions
Compare completed sales alongside repair needs, fees and financing overlap. Regional market time is context; it does not establish which offer a particular seller will accept.
Moving households: plan the closing sequence
Allow separately for preparation, launch feedback, conditions and closing. Confirm funding arrangements with your lender. A three-day sale is evidence of one transaction, not a repeatable timetable for every home.
Stouffville: market context and a real transaction
Stouffville recorded 47 August sales, 288 active listings and 57 property days on market. Anjia’s supplied flyer records 63 Suttonrail Way as sold firm on September 3, 2026, in three days. This September case is not part of the August totals; the supplied evidence does not disclose a sale price or marketing process.
