Benchmark prices remained below a year earlier

TRREB reported a July 2026 MLS HPI composite benchmark of $1,058,600 in Markham, down 7.65% year over year, and $1,096,300 in York Region, down 6.26%. A benchmark tracks a typical home and is not the monthly average sale price.

Interest rates

The Bank of Canada held its target overnight rate at 2.25% on July 15, 2026. This is financing context, not the mortgage rate available to every buyer.

National sales direction

CREA reported a 0.5% month-over-month rise in national home sales in July 2026, the fourth consecutive monthly increase. A national trend does not replace local Markham or York Region evidence.

New-home supply

CMHC reported that actual Toronto housing starts were 10% lower year over year in July 2026, driven by fewer multi-unit starts. Starts inform medium-term supply discussion, not a short-term resale-price forecast.

Supply still gives buyers choices

At 4.2 months of inventory in Markham and 5.0 in York Region, many sellers still compete with substitutable homes. Price, property condition and first-screen presentation should be decided together.

Conditions tightened, but not equally for every home

TRREB described July conditions as tightening. Markham's 39.4% SNLR was above York Region's 35.6%, but property types and neighbourhoods can sit well away from those averages.

Set review points before launch

PDOM was 48 days in Markham and 52 in York Region. Sellers should decide in advance when first-round feedback, competition changes and price position trigger a review.
