Your calculation stays in this page. Amounts are not saved or included in your enquiry.

This is a planning estimate based on the amounts you enter—not a home valuation, a tax calculation or your lawyer’s final closing statement. Include each expense only once. Costs already paid still reduce your overall proceeds, but may not be deducted again at closing.

All four fields are required

What do you need?

We will reply within one business day.

Complete all four fields to submit.

A few details worth checking.

A realistic budget starts with the right figures. Here is what to confirm before relying on the result.

How are net proceeds calculated?

Estimated net proceeds = sale price − mortgage and secured debt − selling and closing costs − preparation costs − moving costs. Enter each expense once. A negative result means the entered costs exceed the sale price.

Which selling costs should I include?

Use the commission agreed with your brokerage, applicable taxes on services, legal fees, closing adjustments and any mortgage discharge or prepayment charges. Confirm the amounts with your brokerage, lawyer and lender. Keep preparation and moving expenses in their own fields, and avoid counting a lender charge twice.

Is this the cash I will receive on closing?

Not necessarily. This tool estimates the overall amount remaining after all the costs you entered, including costs you may have paid before closing. Your lawyer’s closing statement reflects the actual payout, adjustments and amounts still due. Tax consequences, if any, are not calculated here.

How do I find my mortgage payout amount?

Ask your lender for a payout statement for your intended closing date, including any applicable prepayment charge, discharge fee or cashback repayment. Do not assume your online mortgage balance is the final payout amount.

Can Anjia help me choose a realistic sale price?

Yes. Get My Local Price Review with your property address and contact details. We will reply within one business day to confirm your needs and property details. A price review is an estimate, not a guaranteed sale price.
